Property home search begins. Make a list of "Must haves" and "Would like". Give this list to your Realtor. It will help your Realtor in finding homes that fit your criteria. Make offer on your new home. With the help of your Realtor and the local sold comparisions make an offer on your new home. Make sure to include your pre-approval letter from your lender if you are financing the home or your proof of funds letter if you will be paying cash. If your offer is accepted by the seller you can move on to the next step. If your offer is not accepted you renegotiate or move on to another home Do appropriate inspections. Typically done within 10 days of offer being accepted by seller. Inspections would include, home inspection (price based on sq. footage of home) termite inspection, septic inspection (if home has septic tank) mold inspection A title search will be ordered to make sure there are no other liens on the property and that the sellers can legally sell the property. Your lender will do an appraisal on the home which will give you an estimate of the value of the property. This is the amount that the lender is willing to finance. Final walk through of your home.
